Your monthly payment has two parts that never change on a fixed rate loan: principal and interest. On top of that, most homeowners pay property taxes and home insurance every month, often through an escrow account. If your down payment is below 20 percent, the lender may add private mortgage insurance (PMI). HOA dues apply only in communities with a homeowners association.
Extra payments go straight to principal, which cuts total interest and shortens the loan. Even a small extra amount early in the loan has a large effect, because early payments are mostly interest.
The payoff date is the start month plus the loan term, assuming every payment is made on time and no extra payments are made.
